Kathmandu Valley has changed faster in the last five years than in the two decades before it. Ring Road expansion, new water pipelines and a wave of apartment completions have reshuffled which areas feel genuinely liveable — and which ones simply feel expensive.
Sanepa and Jhamsikhel remain the benchmark for families who want walkable cafés, international schools and quiet inner lanes. Expect a premium of 20-35% per aana over neighbouring wards, and very limited land supply.
Bhaisepati, Dhapakhel and Sunakothi offer the best value per aana for buyers who can accept a longer commute into the core city. Road access of 20 feet or more is the single biggest driver of resale value here.
For rental yield, Baluwatar, Naxal and Lazimpat still lead thanks to embassy and INGO demand. Furnished two-bedroom apartments in these wards let faster than anywhere else in the valley.
Our advice: shortlist on road width, water source and land face before you fall in love with a floor plan. Those three factors decide how easily you will resell.
